Underpinning Adelaide

Toby is a second-generation stonemason, and has been working in the building industry for 20 years. He started as a brick and block laying apprentice, went on to specialise in heritage stone work and restoration. Through his work restoring heritage buildings, he found a substantial number of significant cracks were due to aging, or poorly constructed foundations, and or soil movement. He then went on to further specialise in structural underpinning.  The method of concrete structural underpinning he offers, enables him to guarantee permanent crack repair and the structural stability of his restoration works.

Underpinning is the process of constructing new secure foundation anchor points for existing buildings, to relevel and stabilise the home or commercial premises.

Now specialising in structural underpinning exclusively for the past 10 years, Toby and his team from Northern Underpinning have reinstated structural integrity to hundreds of buildings, both commercial and residential across South Australia. Based in the Southern Barossa Valley, Northern Underpinning, services city, metro and rural South Australia, with good old-fashioned quality customer service, and a tried and proven method of concrete (not chemical) underpinning, to give reliably solid results.  Our customers enjoy long term peace of mind, and structural stability, knowing that their job is done properly by a team who pride themselves on the quality of their work.

How Do I Know If My Property Needs Underpinning?

Indications your property may require underpinning, reoccurring cracking. Sticky or jamming doors and or window, this can indicate foundation sinking.  Cornice movement or cornice collapse caused by leaning walls.

What’s The Process?

Underpinning requires major structural building works, including excavating and removing soil, hydraulic elevation/ releveling of the building and concrete reinforcing. This is done by a skilled and experienced team, using specialised equipment and knowledge.

How Long Will My Underpinning Job Take?

The timeline varies depending on the number of underpin points required, the site accessibility and the soil composition. Smaller residential jobs can be as fast as 3 days in ideal conditions, and larger scale or difficult sites can take up to two weeks or more. An average underpinning job can generally be complete within a week.

How Many Underpins Will I Need?

It depends on the level of damage to your existing structure and foundation. A site evaluation will provide you with a clear outline of how many underpins are needed to restore the structural integrity of your property.

Do We Need to Vacate The Property While Works Take Place?

Not usually. This is assessed on a job by job basis and can be discussed at the time of your meeting with Toby.

Pricing. How Much Does It Cost?

The cost varies, depending on the number of underpinning anchor points required, also on your site location and site accessibility. Underpinning requires major structural building works, including excavating and removing soil, hydraulic elevation/ releveling of the building and concrete reinforcing. It is significant structural work and the cost start from $4400, for a single anchor point. The cost of an average residential underpinning job is generally in the vicinity of $10,000 –  $22,000. It can be significantly more for large and or difficult jobs, or less where fewer underpins are needed. A site inspection will give you a clear picture of the work required to reinstate the structural integrity of your property and provide you with a customised quote.

Reblocking Adelaide. Call @ 0421 211 206 to get best restumping services in Adelaide from professional restumping experts at best rates.

Reblocking homes is the process of restoring structural integrity to your residence through revitalising the wooden, resin or concrete stumps underpinning your house. Sinking of more than 20-30mm is a serious threat to your house or property: like a stack of blocks, weaknesses at the foundation will cause weaknesses everywhere.
Further, time and wear and tear gradually reduce the soundness of your property. You start to see cracks appearing, tremours start to rattle the property a little more than usual. You begin to worry: will you need to demolish the whole thing and start again?
The answer is no. Though gravity, soil conditions, water and hail, and indeed time itself work their damage on your property’s stump, there is a way restore them back to their original condition. This process is re-blocking, which is a robust process of carrying out a brief report, detailed assessment, stump replacement/renewal, and finally a post implementation review of the physical activity that went into your house.
The goal is that your house will never move again (up to 25-30 years).

How long does it take and what’s involved?

  • An initial report (1 hour, first day)
  • A full assessment (1-2 days, a few hours)
  • Physical restumping work (Up to 5 days, sometimes more in complicated cases).
  • Cleanup – 1 day
  • Checks – 1 day
  • Total (around 5-6 days, perhaps more depending on the complexities).

Can you tell me about the cost of reblocking Adelaide The cost of restumping varies depending on the work.

  • Expect between $10,000-$20,000 for the concreting or physical work.
  • Also, you can at least engage the reporting part of reblocking (to assess the risks) in under $1000.

The way most reblocking work is done is that an initial report will kickstart the contractual work. That way you can weigh up if you need the work done from a professional’s perspective.

Field workers will usually examine the following parts of your reblocking:

  • Building regulations
  • The number of stumps
  • Spacing between them
  • Previous stumping or foundational reports.
  • Potential risks and in congruencies
  • If floorboards need to be removed
  • Start and finish dates of the proposed work
  • Relevelling details of your floors.

Top soil analysis may be necessary, and additional work to remove obstructing structurs such as floorboards. As part of this process, field workers may engage a geochemical engineer to test the soil around your structure.
Also, reblocking may also require council approval and access to the architectural plans.

So what does the actual work involved? Picture a stack of lego, held up by the plastic ‘bumps’ – except in the case of houses you are talking about ‘stumps’. Also, the stumps in most houses are concrete, wooden or resin layers. Once the client signs the report and contract , the next step is engaging a concreter or chemical engineer to carry out the  work. They will either use concrete or resin pour into the base. This is when we perform the physical work and renovate your structure.

Our team is an experienced, family-friendly business that knows the ins and outs of reblocking Adelaide. Thus, if you’re interested, give us a call on 0421 211 206 today.
